The test that tells you what you own
If you disappeared for two months, what would happen to your group home?
If everything stops — if the residents' care depends on you being there, if nobody else can handle an inspection, if the payroll does not run without you — then you have built a job with a licence attached.
That is not a failure and it is worth knowing, because a job cannot be sold and it cannot be borrowed against. What you would be selling is your own presence, and nobody can buy that.
If it wobbles and continues, you have built an asset. And the work that moves you from the first to the second is the boring work almost nobody does.

What Should You Charge Per Hour?
Put in your costs and your real hours. Get the number you should actually be charging.
What actually needs to exist on paper
How the standard day runs. Written down. Not in your head. A new person should be able to read it and function.
What to do when something goes wrong. The three or four situations that recur, and the response to each. This page is worth more than any amount of general training.
The compliance calendar. What is due, when, and who does it. In this sector a missed filing is not an inconvenience.
The financials, monthly, separated completely from personal money. Revenue, occupancy, costs by category, payer mix. A buyer or a lender will ask for years of this and it cannot be created retroactively.
Who does what. Even with three staff, write it down. Especially with three staff.
Training somebody to run it
The first manager is the hardest hire and the most valuable one, because that hire is what converts you from the business into somebody who owns the business.
Hire for judgment and reliability rather than for experience with your specific systems, because your systems can be taught and judgment cannot.
Then hand over gradually and in writing. A task explained once is a task done differently. A task written down is a task somebody else can own.
This is where AI genuinely earns its place. Record yourself doing the work and talking through it, then turn the transcript into a written process. An afternoon, and it is reusable for every person you ever hire.
Why this is the wealth work
None of this feels like building wealth. Writing down how the medication log is kept does not feel like a financial decision.
It is exactly that. Every process you document moves the operation from something that runs on you toward something that runs without you, and that is the single biggest driver of what it is worth.
An operation with a manager and written systems is worth considerably more than one that depends on the owner, at the same profit. Same revenue, same residents, different value.
Start now rather than when you want to sell. That is the whole lesson.
Why this rarely gets done
The obstacle is rarely knowledge. Most people running a group home broadly know what they should be doing, and the gap between knowing and doing is where the difficulty sits.
Part of it is that the licensing guides told you what to do to open and then stopped. Nobody handed you the business side, so it waits behind whatever is loudest that day.
Part of it is that the arithmetic is uncomfortable. Working out what you actually earn per hour of your life is not a pleasant afternoon, which is exactly why almost nobody does it.
Do it anyway. The number is already true whether or not you look at it, and knowing it is the only way the next year comes out differently.
What the first month should look like
Week one, work out the arithmetic. Gross, minus every cost, divided by the hours you actually work including the nights on call. That figure is the honest measure.
Week two, separate the money completely if you have not. Business account, business only. That is what turns a licensed operation into an asset somebody could buy or lend against.
Week three, write down how the standard day runs. One page. That page is the beginning of a business that could exist without you standing in the middle of it.
Week four, request the DUNS number. It is free, it takes a few days, and the credit identity takes six to twelve months to build. Starting now means having it when you need it.
That is a month, it costs nothing, and it moves you further than most owners in this sector move in a year.
The numbers to know about your own group home
Very few owners in this sector can answer these quickly, and each one is worth an afternoon.
What does your operation actually net, after everything, per hour of your life? Including the nights on call. Including the shift you covered because somebody did not turn up. Including the compliance paperwork nobody bills for. That figure is the honest measure and almost nobody calculates it.
What is your occupancy across a year rather than today? A full house this month tells you very little. The pattern across twelve months tells you whether the business is stable.
What share of your revenue comes from one payer? If the answer is most of it, a rate change or a policy shift takes the whole business, and a lender or a buyer would spot that immediately.
Could somebody else run this from what is written down? If the honest answer is no, then everything the operation knows lives in your head, and a head is not an asset anybody can value.
What compounds quietly
None of this is exciting. Separating the accounts. Writing down how the standard day runs. Requesting a free identifier from a company most people have never heard of.
But that is precisely the work that converts a licensed operation which makes money into a licensed operation which has value, and the gap between those two is where most owners in this sector get stuck for years without realising there was a gap.
It also compounds. An operation with two years of clean records is in a completely different position from one with two years of good intentions, and the difference was an hour a month.
Start now rather than when you need it. Business credit takes six to twelve months to establish. Records cannot be created retroactively. The version of you who needs this in two years is depending on what you do this month.
An honest word about this sector
I want to be straight, because a great deal of what is written about this business is written by people selling licensing help.
This is a genuinely demanding business. The regulation is heavy, the staffing is difficult, the reimbursement is slow, and the responsibility is real. Anybody presenting it as easy money has not run one.
It is also a business where the arithmetic works for a lot of people, where the demand is not going away, and where a well-run operation becomes a genuinely valuable asset.
Both of those things are true. What decides which one you experience is almost entirely whether you did the arithmetic before you signed the lease, and whether you built the systems before you needed them.
