Nobody in this sector plans the exit
Almost every group home owner I have spoken to is building something they have never thought about leaving. That is not a criticism. Nobody told them to.
But an operation you cannot exit is an operation that owns you. And the work of making it sellable is the same work that makes it run better while you still own it.
So this is not a conversation about giving up. It is a conversation about having the option.

What Should You Charge Per Hour?
Put in your costs and your real hours. Get the number you should actually be charging.
What a buyer is actually buying
Rates vary enormously by state, by waiver, and by service code, and they change. Every number below is a published range used to show you the arithmetic, not a promise about what you will be paid. Verify current rates with your state agency before you commit to anything.
The licence, and the inspection history behind it. That took time, money, and scrutiny to obtain, and a clean record is part of the value.
The occupancy and the payer mix, because that is the revenue and its reliability.
The staff, and specifically whether the manager stays. If the operation depends on you and you are leaving, the buyer is purchasing a building and a licence rather than a working business.
And the records. An asset that cannot be proven is an asset nobody will buy at a serious price.
How long it takes and what it involves
Longer than people expect. Diligence in this sector includes the regulatory history, and that takes time to review.
The licence transfer itself is a process with the state and it is not automatic. Depending on the state and the structure, the buyer may need their own licensing.
So the exit is planned in years rather than months. Which means the work that makes it sellable is work you do now, while you are still operating.
That work — systems, records, a manager, clean books — makes the business better today regardless of whether you ever sell. That is the point.
Keeping it is also a decision
Selling is not the only exit. An operation that runs without you produces income without your hours, and that is an entirely legitimate outcome.
The distinction is that you chose it, rather than being stuck with it because it cannot be sold.
And an operation that could be sold can also be borrowed against, or used to fund a second, or handed to somebody. The optionality is the value, and it only exists if you built the foundation.
Most owners in this sector never build it, and they discover that at exactly the moment they most needed the option.
The gap between knowing and doing
The obstacle is rarely knowledge. Most people running a group home broadly know what they should be doing, and the gap between knowing and doing is where the difficulty sits.
Part of it is that the licensing guides told you what to do to open and then stopped. Nobody handed you the business side, so it waits behind whatever is loudest that day.
Part of it is that the arithmetic is uncomfortable. Working out what you actually earn per hour of your life is not a pleasant afternoon, which is exactly why almost nobody does it.
Do it anyway. The number is already true whether or not you look at it, and knowing it is the only way the next year comes out differently.
Four weeks that would change the picture
Week one, work out the arithmetic. Gross, minus every cost, divided by the hours you actually work including the nights on call. That figure is the honest measure.
Week two, separate the money completely if you have not. Business account, business only. That is what turns a licensed operation into an asset somebody could buy or lend against.
Week three, write down how the standard day runs. One page. That page is the beginning of a business that could exist without you standing in the middle of it.
Week four, request the DUNS number. It is free, it takes a few days, and the credit identity takes six to twelve months to build. Starting now means having it when you need it.
That is a month, it costs nothing, and it moves you further than most owners in this sector move in a year.
The numbers to know about your own group home
Very few owners in this sector can answer these quickly, and each one is worth an afternoon.
What does your operation actually net, after everything, per hour of your life? Including the nights on call. Including the shift you covered because somebody did not turn up. Including the compliance paperwork nobody bills for. That figure is the honest measure and almost nobody calculates it.
What is your occupancy across a year rather than today? A full house this month tells you very little. The pattern across twelve months tells you whether the business is stable.
What share of your revenue comes from one payer? If the answer is most of it, a rate change or a policy shift takes the whole business, and a lender or a buyer would spot that immediately.
Could somebody else run this from what is written down? If the honest answer is no, then everything the operation knows lives in your head, and a head is not an asset anybody can value.
The work nobody wants to do
None of this is exciting. Separating the accounts. Writing down how the standard day runs. Requesting a free identifier from a company most people have never heard of.
But that is precisely the work that converts a licensed operation which makes money into a licensed operation which has value, and the gap between those two is where most owners in this sector get stuck for years without realising there was a gap.
It also compounds. An operation with two years of clean records is in a completely different position from one with two years of good intentions, and the difference was an hour a month.
Start now rather than when you need it. Business credit takes six to twelve months to establish. Records cannot be created retroactively. The version of you who needs this in two years is depending on what you do this month.
An honest word about this sector
I want to be straight, because a great deal of what is written about this business is written by people selling licensing help.
This is a genuinely demanding business. The regulation is heavy, the staffing is difficult, the reimbursement is slow, and the responsibility is real. Anybody presenting it as easy money has not run one.
It is also a business where the arithmetic works for a lot of people, where the demand is not going away, and where a well-run operation becomes a genuinely valuable asset.
Both of those things are true. What decides which one you experience is almost entirely whether you did the arithmetic before you signed the lease, and whether you built the systems before you needed them.
